Bridge Loan Backup Offers, Explained
How a backup offer works with a Michigan bridge loan: which homes qualify, how the agreed price is set, and why it may come in below an open-market sale.
What is a backup offer?
A backup offer is a purchase commitment for your current home, arranged before you list, at a price agreed up front. It sits in the background while you try to sell on the open market. If your home hasn't sold within the program's timeframe, you can use the backup to complete the sale, repay the bridge loan and close out the overlap. In Cornerstone's Buy Before You Sell program, the backup is a written purchase contract issued by a program partner, with a window of 180 days after you close on the new home to sell on the open market first. Not every home is eligible: the property has to meet the program's requirements, and program terms apply.
Here's how it fits into a bridge loan move, and what to weigh before you count on it.
Why pair a backup offer with a bridge loan?
A bridge loan gets repaid when your current home sells. That works well as long as the home sells on a reasonable timeline. "What if it doesn't?" is the question I hear most from Michigan homeowners, and it's a fair one. Markets shift, and a listing can sit longer than anyone expected.
A backup offer gives that question a concrete answer. Instead of an open-ended wait, you know ahead of time what the fallback sale looks like and when it becomes available. You still list on the open market, where you may well sell for more, and the backup is there if that sale doesn't come together in time.
How does the backup offer work?
The usual sequence looks like this:
- Your home is reviewed for eligibility. The property has to meet the program's requirements before a backup can be arranged.
- The backup price is set. It's based on a valuation of your home and current market conditions, and you see it before you list.
- You list and market the home normally. If a strong open-market offer comes in, you take it and the backup is never used.
- The backup is there if the timeframe runs out. If the home hasn't sold by then, you can sell at the agreed price, and that sale repays the bridge loan.
Knowing the fallback in advance is what lets many families commit to the next home without the what-if hanging over every showing.
Does a backup offer mean I sell for less?
Only if you end up using it, and then possibly yes. The agreed price may be below what an open-market buyer would pay, which is why the goal is always to sell on the open market first. Treat the backup as a floor you hope never to stand on. You still price, stage and market the home to draw the strongest offer you can, and our tips on preparing your home to sell help with that.
Who benefits most from a backup offer?
It tends to matter most to people who can't absorb much uncertainty: someone relocating for a job with a firm start date, a family whose budget can't stretch through a long overlap, or a buyer heading into a competitive purchase who needs the confidence to make a non-contingent offer. If the thought of carrying two homes is what keeps you from moving at all, it's worth asking whether your home qualifies.
Frequently asked questions
Is the backup offer set at market value?
Not necessarily. The price is agreed before you list and is based on a valuation of your home and current market conditions, so it may come in below full market value. You'll see the number, and how it was reached, before you decide whether to rely on it.
What happens to the backup offer if my home sells normally?
It simply goes unused. If an open-market buyer closes on your home, the backup falls away. Ask whether any fee applies to the backup so you have the full picture before you choose it.
Does every bridge loan include a backup offer?
No. The backup offer is part of Cornerstone's Buy Before You Sell program, not of a bridge loan by itself, and it depends on your home meeting the program's property requirements and on its terms. If having that fallback matters to you, tell me early so we can check your home's eligibility before you start shopping.
Move with a plan for the sale
If worry about getting stuck with two homes is what's holding you back, start with the fallbacks you control: pricing, timing and whether the home could be rented. Cornerstone's Buy Before You Sell program includes a backup offer for eligible homes; availability, property eligibility, fees and terms are confirmed in writing before you commit.
